Common Garage Door Issues


If you live in Massachusetts then you most likely have experienced problems with your garage door.
Many common issues like broken springs arise as the weather changes from warm to cold. Quick changes in temperature can cause metal parts to expand and contract. There are also some simple fixes that you can try if your door or garage door opener is not working properly. Below is a list of the most common garage door problems we see around Boston.


Garage opener remote control is not working

Make sure you have a fresh battery installed. To program your remote control simply press and release the LEARN button on the garage door opener unit (ceiling). The learn indicator light will glow steadily for 30 seconds. Within this 30 second time period, press and hold the button on the hand-held remote. Next, release the button when the overhead opener unit's lights blink. Make sure the lock button on your control pad is not engaged as this will lock out the function of your remote control.

  1. Press and release the “smart” button on garage door opener motor unit.
  2. Within 30 seconds, enter a four digit personal identification number (PIN) of your choice on the keypad and hold enter...
  3. Release the button when the garage door opener motor unit lights blink.

Garage door squeaks when it opens and closes

Springs, rollers and hinges can squeak and be noisy. This is caused by normal use and does not necessarily indicate a problem. Before calling a professional service technician, use a spray-on lubricant (recommended specifically for garage doors). If the noise persists, call us at 781-878-4710 for service.


The Cable is frayed

Garage door does not open smoothly, but in a jerky motion or with loud noises

This may be due to the lack of maintenance of the garage door or garage door opener.


When I push the button on my garage door remote, the garage door doesn’t open
This could be due to several issues.  The most common is that your garage door remote may need the batteries replaced.  The safety photo eyes on your garage door opener may be out of alignment or your spring(s) may be broken.

Garage door does not close all the way, but goes back up into the open position

An object may be blocking the path of the photo eye sensors of a garage door opener or the photo eye sensors of the opener may be misaligned.

Liftmaster Error Code 15
If you are seeing an Error Code 15 on your wall station this usually means that the logic board needs to be replaced. Just like any other electronic device, Logic boards can be damaged due to power surges from lighting storms and are not covered under the manufacture warranty.


Track is out of Alignment
If the track is bent or you see gaps between the rollers and the rail call us to make sure your system is aligned properly. If you’re garage door track is out of alignment and it can become dangerous to operate.


Garage Door Closes Too Fast, Bangs on the Ground
Broken tension springs which counter the weight of the door are often the culprit. Broken cables which connect to the tension spring on some doors are also a common issue. Tension springs can be dangerous, please call us for a professional evaluation.


Black residue on the exterior of the garage door

These marks are caused by the oil-coating that is on springs and other moving parts. Care for your garage door with an annual washing of the door to remove these marks.


My garage door opener light(s) will not turn off when the door is open:

The garage door opener is equipped with a feature that turns the light on when the safety reversing sensors have been obstructed or when the motion sensor on the door control detects movement in the garage. This feature can be disabled using the door control.


The wall-mounted door control will not function:

The wires for the door control are shorted or the door control is faulty.


Garage door opener hums for 1-2 seconds with no movement:

Manually open and close the garage door. Garage door may be binding or there may be an obstruction. If the door is binding, call a trained door systems technician.


Garage Door moves6-8"stops or reverses:

Manually open and close the door. Check for binding or obstructions,such as a broken spring or door lock,correct as needed.Check wiring connections at travel module and atthe logicboard. Replace travel module ifnecessary
